Integrated design of the ALDANAH District Retail Mall
ROSHN's first community in Dhahran, in Saudi Arabia's Eastern Province, is gaining a retail centre of its own: the ALDANAH District Retail Mall will serve the residents of the new neighbourhood within their own community.
The mall takes shape next to ROSHN's existing City Experience Centre, where an anchor supermarket, retail units and surface parking must work together on one site. Two requirements shape the design from the outset: ROSHN's stage-gated design process calls for a Mostadam Commercial Diamond sustainability target and for retail areas measured to ROSHN leasing standards.
As Lead Design Consultant, Dorsch carries the design from concept to issue for construction. All disciplines, from architecture, structure and MEP to façade, acoustics, fire and life safety, landscape and signage, are coordinated in one shared BIM model through concept, developed and technical design. In September 2026, the issue-for-construction package was submitted

As Lead Design Consultant, Dorsch provides integrated design services for the 10,295 m² (gross floor area) district mall, from concept to issue for construction:
- Concept, developed and technical design (ROSHN Stage Gates 3A–3C)
- Architectural and interior design, incl. CGI visualisation
- Structural, mechanical, electrical, road and irrigation engineering
- Façade, acoustics, vertical transportation and fire and life safety design
- Landscape design, signage and wayfinding
- BIM models and multidisciplinary coordination
- Sustainability management towards Mostadam certification
- Specifications, bills of quantities and door hardware schedules
- Tenant guidelines for ROSHN Retail
- Issue-for-construction documentation and design review sheet (DRS) management

- Local centre for the ALDANAH community, which ROSHN is planning for more than 2,000 homes
